Ocean Shores Real Estate Report ~ 1st Quarter 2017

Greetings from the beach…
First quarter real estate sales are still on the rise! Home sales are up 9% this past quarter compared to the same quarter in 2016. Home prices are up over 5% for the same time frame. Houses are selling faster than ever. Home inventory is down nearly 20% and prices are still going up. Condo inventory is down over 38% and prices are going up for condos too! If you’re looking to buy, you should probably hurry up and call me.

Ocean Shores Residential Sales
Sixty homes sold during 1st quarter 2017 for an average price of $188,037 compared to 55 sales and an average price of $177,778 during the same quarter last year.

This past quarter has been very good. Let’s look back at 1st quarter home sales in Ocean Shores over the past few years:

* 60 Homes sold ~ 1st Quarter 2016 ~ Average Sales Price: $188,037.
* 55 Homes sold ~ 1st Quarter 2016 ~ Average Sales Price: $177,778.
* 51 Homes sold ~ 1st Quarter 2015 ~ Average Sales Price: $143,694.
* 52 Homes sold ~ 1st Quarter 2014 ~ Average Sales Price: $156,384.
* 37 Homes sold ~ 1st Quarter 2013 ~ Average Sales Price: $147,759.
* 28 Homes sold ~ 1st Quarter 2012 ~ Average Sales Price: $105,318.

2017 First Quarter Home Sales
The average home that sold last quarter in Ocean Shores was 1,509 square feet and took 116 days to sell. Seven of the 60 homes that sold were bank-owned. Average sales price of a bank-owned home was just over $105,000 compared to $188,037 on average. There are only 121 Homes on the market compared to 151 last year at this time. Six of those are bank-owned. Average list price of a home for sale in Ocean Shores right now is $240,776 ~ Average of 126 Days on Market. One has been on the market for 2,899 days now (not my listing). There were 55 Homes pending on April 1st for an average list price of $210,684. Second quarter home sales are going to be huge!

Ocean Shores Condo Sales
Condo sales are steady. Inventory is down 38% from last year at this time.

2017 First Quarter Condo Sales
The average condo that sold last quarter in Ocean Shores was 970 square feet and took 120 days to sell. None of those condos were bank-owned. There are only 35 Condos on the market right now compared to 57 last year at this time. Sixteen of those are condotels. No condos on the market today are bank-owned. Average list price of a Condo for sale in Ocean Shores right now is $140,761 ~ Average of 281 Days on Market. One has been on the market for 2,087 days now (not my listing). There were 8 Condos pending on April 1st for an average list price of $145,469.

* 10 Condos Sold during 1st Quarter 2017 ~ Average Sales Price: $129,450 ~ 120 Days on Market. Price Range: $45,000 – $230,000.

* 8 Condos Sold during 4th Quarter 2016 ~ Average Sales Price: $130,988 ~ 78 Days on Market. Price Range: $25,000 – $252,000.
* 14 Condos Sold during 3rd Quarter 2016 ~ Average Sales Price: $127,446 ~ 145 Days on Market. Price Range: $45,000 – $240,000.

Lot sales are up. Prices are up as well. Inventory is down.

2017 First Quarter Vacant Lot Sales
Sixty-one lots sold during 1st quarter. Thirteen of those sold for $10,000 or less. There are 463 (501 last quarter) lots on the market right now for an average list price of $26,315. Twenty-nine of those lots are listed for $10,000 or less compared to 34 lots at the end of last quarter. There are 25 lots currently pending for an average list price of $22,218. It took 266 days to sell a vacant lot last quarter. One lot took 4,026 days to sell…

Ocean Shores Real Estate ~ 2016 Year in Review

 

Greetings from the beach…
2016 has been the greatest year for real estate sales in the history of Ocean Shores. Everything but inventory is up. Sales are up! Prices are up! This has been the best year for sales activity and price gains since the real estate boom year of 2005.

Ocean Shores Residential Sales
Ocean Shores residential sales increased over 3% in 2016. 321 homes sold last year up from 310 in 2015. We’ve never seen this many residential sales – even since 2005 when 318 homes had sold. Home prices jumped 6.1% to an average price of $183,752. This is the third highest level home prices have been in Ocean Shores. The highest was in 2006 when the average home sold for $205,838 and $189,312 in 2005. The most expensive home to sell in 2016 was $425,000. Just over 8% of our home sales were foreclosures in 2016. That number was 11% in 2015 and 18% in both 2013 and 2014. The great news for now though is that only 4 homes on the market today are foreclosures.
2016 Home Sales
The average home that sold last year in Ocean Shores was 1,378 square feet and took 133 days to sell compared to 1,496 square feet and 148 days in 2015. 89 homes sold in 30 days or less compared to 63 in 2015. One house took 3,791 days to sell… There are only 118 homes on the market right now compared to 127 homes last year at this time. This is an inventory decrease of 7% ~ Average list price: $237,175 (it was $214,989 last year at this time) ~ Average of 151 Days on Market compared to 241 days last year. There were 39 Homes pending on January 1st compared to 28 last year at this time… ~ Average list price of those: $184,181 compared to $168,500 in 2015.
OS Annual Home Sales
* 321 Homes sold in 2016 for an average sales price of $183,752 (cheapest was $20,000 – most expensive was $450,000).
* 310 Homes sold in 2015 for an average sales price of $173,143 (cheapest was $24,400 – most expensive was $620,000).
* 247 Homes sold in 2014 for an average sales price of $152,257 (cheapest was $17,000– most expensive was $565,000).
* 199 Homes sold in 2013 for an average sales price of $147,568 (cheapest was $25,000 – most expensive was $385,000).
* 169 Homes sold in 2012 for an average sales price of $138,995 (cheapest was $12,000 – most expensive was $580,000).

* 91 Homes Sold during 2nd Quarter 2016 ~ Average Sales Price: $178,928 ~ Average of 99 Days on Market. Price Range: $22,000 – $360,000.
* 55 Homes Sold during 1st Quarter 2016 ~ Average Sales Price: $177,778 ~ Average of 168 Days on Market. Price Range: $29,000 – $435,000.
* 67 Homes Sold during 4th Quarter 2015 ~ Average Sales Price: $203,003 ~ Average of 148 Days on Market. Price Range: $24,400 – $620,000.

Ocean Shores Condo Sales
2016 was a great year for condo sales in Ocean Shores. 53 Condos sold compared to 33 last year – a jump of over 60%! The reason for the big jump in condo sales is because of the Oyhut Bay condo renovations that have taken place at the old Villages project that was foreclosed on. Twenty one of the 53 condos sold in Ocean Shores were at Oyhut Bay. Condo inventory is way down compared to last year. There are only a few Ocean View/Ocean Front condos available. Most of the available condos on the market right now are “condotels” – such as the Canterbury, Grey Gull, Polynesian, etc. Five condotels sold last year compared to three the year before. Hopefully, more of them will sell in 2017. Prices are still very good for them historically speaking.

2016 Condo Sales
The average condo that sold last year in Ocean Shores was 982 square feet and took 92 days to sell compared to 1,034 square feet and 162 days in 2015. Only 2 out of the 53 condos sold last year were foreclosures. There are only 31 condos on the market (52 last year) for an average list price of $156,265 (compared to $122,952 last year). Six condos are currently pending for an average list price of $149,975.

* 53 Condos sold in 2016 for an average sales price of $125,589 (cheapest was $25,000 – most expensive was $252,000).
* 33 Condos sold in 2015 for an average sales price of $128,013 (cheapest was $24,000 – most expensive was $269,000).
* 17 Condos sold in 2014 for an average sales price of $84,876 (cheapest was $15,000 – most expensive was $180,000).
* 19 Condos sold in 2013 for an average sales price of $123,197 (cheapest was $27,900 – most expensive was $287,000).
* 17 Condos sold in 2012 for an average sales price of $107,191 (cheapest was $25,000 – most expensive was $215,000).
* 17 Condos sold in 2011 for an average sales price of $141,906 (cheapest was $5,000 (time share) – most expensive was $224,900).

* 14 Condos Sold during 3rd Quarter 2016 ~ Average Sales Price: $127,446 ~ 145 Days on Market. Price Range: $45,000 – $240,000.
* 19 Condos Sold during 2nd Quarter 2016 ~ Average Sales Price: $124,279 ~ 74 Days on Market. Price Range: $38,000 – $218,000.

* 11 Condos Sold during 1st Quarter 2016 ~ Average Sales Price: $130,443 ~ 79 Days on Market. Price Range: $38,000 – $186,500.
* 14 Condos Sold during 4th Quarter 2015 ~ Average Sales Price: $140,650 ~ 105 Days on Market. Price Range: $27,000 – $269,000.

Ocean Shores Vacant Lot Sales
2016 was an solid year for lot sales in Ocean Shores. Vacant land sales increased just over 3% this past year at the beach. Average sales price decreased just over 4%. Like last year, a lot of sellers dropped their prices to unload these lots to really low prices which did motivate numerous buyers to take advantage of the cheap pricing. Sixty-six (84 last year) of the 278 lots sold last year for $10,000 or less… There are still a lot of foreclosed lots available in Ocean Shores but that number is decreasing and is now under 200. Inventory is down over 18% from last year at this time, while last year our lot inventory was up over 13% from 2014. There are only 34 (51 last year and 89 in 2014) lots listed for $10,000 or less presently… As this number continues to go down, prices will go up…

2016 Vacant Lot Sales
There are 501 (612 last year) lots on the market right now for an average list price of $30,779 ($30,946 last year). 194 of those are city-owned foreclosure lots compared to 225 last year at this time. There are 20 (8 last year at this time) lots currently pending for an average list price of $22,313. It took 246 days to sell a vacant lot in 2016 compared to 354 days in 2015. One lot took 3,604 days to sell…

* 278 Lots sold in 2016 for an average sales price of $22,371 (cheapest was $4,700 – most expensive was $125,000).
* 268 Lots sold in 2015 for an average sales price of $23,385 (cheapest was $3,000 – most expensive was $200,000).
* 191 Lots sold in 2014 for an average sales price of $19,971 (cheapest was $3,000 – most expensive was $260,000).
* 176 Lots sold in 2013 for an average sales price of $19,659 (cheapest was $800 – most expensive was $150,000).

2016 Multifamily Sales
Six Multifamily buildings sold in Ocean Shores last year compared to three in 2015. Two of the apartments that sold were foreclosures. Average sales price was $215,475 down from $260,000 in 2014. Average square footage was 3,506.

2016 Commercial Property Sales
Six Commercial properties sold in Ocean Shores last year down from eight sales in 2015. Price range was $29,000 to $410,00 compared to $58,000 – $1,280,000 in 2015.

2016 – 1757 Transactions with a total sales volume of $227,172,500 (an increase of volume of over 25% from 2015).
2015 – 1523 Transactions with a total sales volume of $181,206,327.

* 379 sales in 2016 for an average sales price of $173,406. Total volume was $65,720,852 up from $54,112,736 in 2015.

Long Beach / Ocean Park

* 348 sales in 2016 for an average sales price of $173,843. Total volume was $60,497,230 up from $49,056,470 in 2015.

Westport / Grayland

* 98 sales in 2016 for an average sales price of $149,518. Total volume was $14,652,732 up from $9,878,109 in 2015.

Seabrook / Copalis Beach / Moclips / Pacific Beach
* 50 sales in 2016 for an average sales price of $398,354. Total volume was $19,917,675 up from $8,253,800 in 2015.

Third Quarter real estate sales are still on the rise! Last quarter saw 99 homes sell which is the most homes ever sold during a 3rd quarter in Ocean Shores! Houses are selling faster than ever. Inventory is declining and prices are going up. If you’re looking to buy, you should probably hurry up.

Ocean Shores Residential Sales
Ninety-Nine Homes sold during 2nd quarter for an average price of $176,603 compared to 91 sales and an average price of $178,928 during the 2nd quarter. There are 165 homes on the market right now. There were 175 at the end of the 2nd quarter. Last year at this time, there were 173 homes on the market and two years ago there were 237 homes on the market at this time. Residential inventory is coming down which should spur an increase average sales prices for 4th quarter.

Six of the 99 homes that sold were bank-owned – down from 12 bank-owned home sales in 2nd quarter. Average sales price of a bank-owned home was just over $70,000. There are only 165 Homes on the market right now and 10 of those are bank-owned. Average list price of a home for sale in Ocean Shores right now is $240,464 ~ Average of 133 Days on Market. One has been on the market for 2,716 days now (not my listing). There were 56 Homes pending on October 1st for an average list price of $216,761 compared to 65 Homes that were pending on July 1st for an average list price of $196,150. On the year-to-date front, 243 homes had sold last year during the first three quarters for an average price of $164,910. This year during the same time period, 246 homes have sold for an average price of $177,285.

Ocean Shores Condo Sales
Condo sales are still doing well as 14 condos sold during 3rd quarter compared to 19 last quarter. There are still a lot of condotels on the market.

2016 Third Quarter Condo Sales
Fourteen condos sold during third quarter compared to 19 during 2nd quarter. Average sales price was $127,446 and they took 145 days to sell on average. There are 50 condos on the market (44 last quarter) for an average list price of $144,962 ($138,900 last quarter). There are 7 condos currently pending compared to 11 at the end of last quarter. Average list priceof those – $118,671.

Eighty-seven lots sold during 3rd quarter. Fifteen of those sold for $10,000 or less – same as last quarter. There are 575 (582 last quarter) lots on the market right now for an average list price of $31,070. Forty-five of those lots are listed for $10,000 or less compared to 42 lots at the end of last quarter. There are 22 (39 at the end of last quarter) lots currently pending for an average list price of $25,766. It took 228 days to sell a vacant lot compared to 272 days last quarter. One lot took 2,747 days to sell…

Second Quarter real estate sales are stable and still on the rise. Houses are selling faster than ever. Inventory is declining and prices are going up. If you’re looking to buy, now is the time.

Ocean Shores Residential Sales
Ninety-One Homes sold during 2nd quarter for an average price of $178,928 compared to 55 sales and an average price of $177,778 during the first quarter. That’s an increase of 65% in sales from first to second quarter! There are 174 homes on the market right now. There were 175 at the end of first quarter. Last year at this time, there were 195 homes on the market and two years ago there were 255 homes on the market. Residential inventory is coming down which should spur an increase average sales prices for third quarter.
2016 Second Quarter Home Sales
The average home that sold last quarter in Ocean Shores was 1,340 square feet and took 99 days to sell compared 168 days last quarter. Twelve of the 91 homes that sold were bank-owned or 13%. Average sales price of a bank-owned home was $113,000 compared to $178,928 for non bank-owned homes. There are only 174 Homes on the market right now and five of those are bank-owned. Average list price of a home for sale in Ocean Shores right now is $237,820 compared to $212,864 on April 1st ~ Average of 166 Days on Market. One has been on the market for 2,631 days now (not my listing). There were 65 Homes pending on July 1st for an average list price of $196,150 compared to 46 Homes that were pending on April 1st.

Ocean Shores Condo Sales
Condo sales are hot as 19 sold during 2nd quarter compared to 11 that sold last quarter. Inventory is down over 22% from 1st quarter. The condos at Oyehut Bay have made the biggest impact in the number of listings and sales but that has come to an end. All of the condos that were left at Oyehut Bay are either pending or sold. Oyehut Bay enjoyed this success because the condos there can be rented out on a nightly basis unlike most other condos in Ocean Shores. There are still a lot of condotels on the market.

2016 Second Quarter Condo Sales
Nineteen condos sold during second quarter compared to 11 during first quarter in 2016. Average sales price was $124,279 and it only took them 74 days to sell on average. There are 44 condos on the market (57 last quarter) for an average list price of $138,900 (compared to $127,676 last quarter). There are 11 condos currently pending compared to 9 at the end of last quarter. Average listing price: $136,359.

Ocean Shores Real Estate Report ~ 1st Quarter 2016‏

Greetings from the beach…
First Quarter real estate sales are solid, stable and still on the up. The big news is that our average home sales prices are up over 20% and inventory is down over 13% from the same quarter last year. I expect this trend to continue for at least the next two quarters.

Ocean Shores Residential Sales
Fifty-Five homes sold during 1st quarter for an average price of $177,778 compared to 51 sales and an average price of $143,694 during 4th quarter last year. That’s a jump of 7.8% in sales and an increase of 23.7% in average sales prices! There were 175 homes on the market this time year while there are only 151 on the market right now. That’s an inventory decrease of 13.7%. If inventory continues to remain low, listing prices will increase even more.
2016 First Quarter Home Sales
The average home that sold last quarter in Ocean Shores was 1,444 square feet and took 168 days to sell compared 262 days last year at this time. Only 4 of the 55 homes that sold were bank-owned compared to 11 last year at this time. Last year 21% of our home sales were bank-owned. This year, that number is down to 7%. There are only 151 homes on the market right now and 7 of those are bank-owned. Average list price of a home for sale in Ocean Shores right now: $212,864 ~ Average of 144 Days on Market. One has been on the market for 2,539 days now. The home that was on the market for 3,791 days has finally sold! Again, it wasn’t my listing. There were 46 Homes pending on April 1st for an average list price of $179,589.

Ocean Shores Condo Sales
Condo sales are off to a blazing start this year as 11 sold during 1st quarter compared to only 2 during 1st quarter 2015. Inventory is up over 58% from 1st quarter 2015 however. The condos at Oyehut Bay are making the biggest impact in the number of listings and sales. There are only a few condos left at Oyehut Bay and they should all be sold out by the end of summer if not sooner. There is still a tremendous amount of condotels on the market (18) while only 3 of them have sold in the past 12 months for an average price of $38,133. Examples of condotels in Ocean Shores are the Grey Gull, Polynesian, Canterbury, etc.

2016 First Quarter Condo Sales
Eleven condos sold during first quarter compared to only 2 during first quarter in 2015. Average sales price was $130,443 and it only took 79 days to sell. There are 57 condos on the market (36 last year at this time) for an average list price of $127,676 (compared to $113,528 last quarter). There are 9 condos currently pending compared to 2 at this time last year. Average listing price: $134,228.

The number of vacant lots available for less than $10,000 has decreased 25% since the end of fourth quarter 2015. This trend is likely to continue and lot prices will slowly increase over the next two years.

Fifty-five lots sold during 1st quarter. Twenty-three of those lots sold for $10,000 or less compared to 27 during the same quarter in 2015. There are 571 (528 last year at this time) lots on the market right now for an average list price of $32,066 ($35,657 last quarter). Thirty-eight of those lots are listed for $10,000 or less compared to 51 lots at the end of 4th quarter 2015. There are 28 (22 at the end of 1st quarter last year) lots currently pending for an average list price of $26,262. It took 261 days to sell a vacant lot compared to 391 days in the 4th quarter of 2015. One lot took 2,229 days to sell…

Ocean Shores Real Estate ~ 2015 Year in Review‏

2015 has been the second greatest year for real estate sales in the history of Ocean Shores. Double-digit growth for sales activity and double-digit average sales prices increases for homes, condos and vacant lots. This has been the best year for sales activity and price gains since the biggest boom year of 2005. Home, condo and land sales all went up. Home inventory is way down. Ocean Shores home prices for 2016 should see double digit growth again.

Ocean Shores Residential Sales
Ocean Shores home sales increased over 25% in 2015 up 1% from a 24% increase last year. That’s an increase of 49% in the past two years! 310 homes sold last year up from 247 in 2014. We haven’t seen this many residential sales since 2005 when 318 homes had sold. Home prices jumped 13.7% compared to 2014’s increase of 3.1%. The most expensive home to sell in 2015 was an ocean front that fetched $620,000. Just over 11% of our home sales were foreclosures in 2015. That number was 18% in 2013/2014 and 26% in 2012. The great news for now though is that only 2 (or 1.5%) homes on the market today are bank-owned compared to 9.2% last year at this time.

2015 Home Sales
The average home that sold last year in Ocean Shores was 1,496 square feet and took 148 days to sell compared to 1,438 square feet and 229 days in 2014. 63 homes sold in 30 days or less compared to 40 in 2014. One house took 1,592 days to sell… There are only 127 homes on the market right now compared to 184 homes last year at this time. This is an inventory decrease of 31%! ~ Average list price: $214,989 (it was $206,775 last year at this time) ~ Average of 241 Days on Market compared to 286 days last year. One has been on the market for 3,767 days now (that’s almost 10 years!) and no, it’s not my listing. Matter of fact, that house did go pending a month ago, but then kicked out…I don’t know why. There were 28 Homes pending on January 1st compared to 23 last year at this time… ~ Average list price of those: $168,500 compared to $150,483 in 2014.

* 310 Homes sold in 2015 for an average sales price of $173,143 (cheapest was $24,400 – most expensive was $620,000).
* 247 Homes sold in 2014 for an average sales price of $152,257 (cheapest was $17,000– most expensive was $565,000).
* 199 Homes sold in 2013 for an average sales price of $147,568 (cheapest was $25,000 – most expensive was $385,000).
* 169 Homes sold in 2012 for an average sales price of $138,995 (cheapest was $12,000 – most expensive was $580,000).
* 169 Homes sold in 2011 for an average sales price of $143,192 (cheapest was $32,905 – most expensive was $405,000).

About OSOcean Shores Condo Sales
2015 was a great year for condo sales in Ocean Shores. 33 Condos sold compared to 17 last year – an increase of almost 100%! Average sales price jumped as well from $84,876 to 128,013 or a 50% increase. The reason for the big jump in condo sales is because of the Oyhut Bay renovations that have taken place at the foreclosed on Villages project. Condo inventory is way up compared to last year. There are only a few Ocean View/Ocean Front condos available. Most of the available condos on the market right now are “condotels” – such as the Canterbury, Grey Gull, Polynesian, etc. Three condotels sold last year compared to none the year before. Hopefully, more of them will sell in 2016. Prices are very good for them historically speaking.

2015 Condo Sales
The average condo that sold last year in Ocean Shores was 1,034 square feet and took 162 days to sell compared to 886 square feet and 246 days in 2014. Only 2 out of the 33 condos sold last year were foreclosures. There are only 52 condos on the market (29 last year) for an average list price of $122,952 (compared to $114,882 last year). Six condos are currently pending for an average list price of $103,975.

* 33 Condos sold in 2015 for an average sales price of $128,013 (cheapest was $24,000 – most expensive was $269,000).
* 17 Condos sold in 2014 for an average sales price of $84,876 (cheapest was $15,000 – most expensive was $180,000).
* 19 Condos sold in 2013 for an average sales price of $123,197 (cheapest was $27,900 – most expensive was $287,000).
* 17 Condos sold in 2012 for an average sales price of $107,191 (cheapest was $25,000 – most expensive was $215,000).
* 17 Condos sold in 2011 for an average sales price of $141,906 (cheapest was $5,000 (time share) – most expensive was $224,900).

2015 was an excellent year for lot sales in Ocean Shores. Vacant land sales increased over 40% this past year at the beach. In fact, there haven’t been this many lot sales in Ocean Shores since 2007. Average price increased just over 17%. Like last year, a lot of sellers dropped their prices to unload these lots to really low prices which did motivate numerous buyers to take advantage of the cheap pricing. Eighty-four (77 last year) of the 268 lots sold last year for $10,000 or less… There are still a lot foreclosed lots available in Ocean Shores. If you would like a copy of the lot foreclosure list, feel free to respond to this and I’ll email it to you. Inventory is up 13.1% over last year’s increase of 22.6%. This number will decrease this year. There are 51 (89 last year) lots listed for $10,000 or less presently… As this number continues to go down, prices are going to start going up…

2015 Vacant Lot Sales
There are 612 (541 last year) lots on the market right now for an average list price of $30,946 ($39,202 last year). 225 of those are foreclosure lots owned by the City. There are 8 (12 last year at this time) lots currently pending for an average list price of $25,381. It took 354 days to sell a vacant lot in 2015 compared to 283 days the year before. One lot took 2,140 days to sell…

* 268 Lots sold in 2015 for an average sales price of $23,385 (cheapest was $3,000 – most expensive was $200,000).
* 191 Lots sold in 2014 for an average sales price of $19,971 (cheapest was $3,000 – most expensive was $260,000).

2015 Multifamily Sales
Three Multifamily buildings sold in Ocean Shores last year compared to four in 2014. Three of the apartments that sold were foreclosures. Average sales price was $260,000 up from $203,125 in 2014. Average square footage was 6,245.

Residential sales activity and average sales prices on Washington’s coast were up quite a bit in all areas except the Seabrook, Pacific Beach, Moclips & Copalis Beach areas. A lot of vacant lots sold in those areas and home sales should increase in those areas next year. Below is a comparison of the four major coastal areas in Washington State:

Ocean Shores Real Estate Report ~ 3rd Quarter 2015‏

Greetings from the beach…
Third quarter residential home sales are up over 19% compared to third quarter 2014! During the same time period compared to last year, average sales prices also increased nearly 17%! Additionally, last year there were 237 homes on the market at this time, while there are only 173 on the market right now. That’s a inventory decrease of 27%. Year to date, 241 homes have already sold in Ocean Shores compared to 193 last year during the same time period. Lastly, it took 149 days to sell a home in 2nd quarter compared to only 139 days this past quarter. Third quarter, while not as great as 2nd quarter, but close, has still been very good for home sales at the beach. Let’s look back at 3rd quarter home sales over the past eleven years.

Ocean Shores Residential Sales
91 homes sold during 2nd quarter for an average price of $166,771 compared to 97 sales and an average price of $175,479 last quarter. If inventory continues to remain low or even goes lower, prices are going to rise. We’ve nearly sold as many homes through three quarters this years (241) as we sold in all of last year (247) and we still have 3 months of selling to go!

2015 Third Quarter Home Sales
The average home that sold last quarter in Ocean Shores was 1,438 square feet and took 139 days to sell compared to 1,489 square feet and 149 days last quarter. 11 of the 91 homes that sold were bank-owned or 11% compared to 10% last quarter. There are only 4 foreclosures or bank-owned homes left for sale in Ocean Shores or 2.3%. There are 173 homes on the market right now compared to 194 last quarter. Average list price of a home for sale in Ocean Shores right now: $221,713 compared to $214,418 last quarter ~ Average of 162 Days on Market. One house took 1592 days to sell. One has been on the market for 3,703 days now (that’s over 10 years!) and no, it’s still not my listing and it still hasn’t sold. There were 42 Homes pending on October 1st ~ Average list price: $201,677 compared to $195,441 at the end of last quarter. On average, sellers got 96.5% of their asking price for all closed sales in 3rd quarter compared to 98.27% in the 2nd quarter.

Ocean Shores Condo Sales
Condo sales are up and should remain up for the next quarter or so. The failed Villages Condos off of Marine View Drive are back on the market – this time called the “Outlook at Oyhut Bay.” These condos are starting to sell to cash buyers only. Condotel sales are still very slow in the downtown core…

11 condos sold last quarter. 11 more condos are currently pending for an average list price of $157,604. There are 45 condos on the market (45 last quarter too) for an average list price of $124,401 compared to $129,380 last quarter. 4 of the 11 condos sold are from the Outlook at Oyhut Bay that are finally back on the market.

Ocean Shores Vacant Lot Sales
Vacant land sales and prices are staying consistent with no major jump in prices or sales. Average sold prices went up a little over $600 and the number of sales dropped by just over 5%. Stability is a good thing for this market. There are 69 76 lots listed for $10,000 or less presently compared to 76 last quarter and 89 in the 1st quarter. As this number continues to go down, lot prices will start to rise… There are still a couple hundred or so City-owned foreclosure lots that are available for purchase. If you’d like a list, feel free to send me an email and I’ll send it to you.

74 lots sold during 3rd quarter compared to 78 last quarter. 24 of those lots sold for $10,000 or less compared to 23 last quarter…There are 499 (535 last quarter) lots on the market right now for an average list price of $36,410 ($37,354 last quarter). There are 21 lots currently pending compared to 26 at the end of last quarter. It took 259 days to sell a vacant lot compared to 224 days in the last quarter. One lot took 2,140 days to sell…
