Greetings from the beach…
This has been the best (most sales) quarter for residential home sales in the history of real estate sales in Ocean Shores. Second quarter real estate sales are way up! Home sales increased 88% from 1st quarter to 2nd quarter. Average home prices are up over 7% for the same time frame. Houses are selling faster than ever. Home inventory is down over 20% from the same quarter last year and prices are still going up. Lot sales are way up too. If you’re looking to buy, it’s time to get off that fence.


Ocean Shores Residential Sales
113 homes sold during 2nd quarter 2017 for an average price of $201,838 compared to 91 sales and an average price of $178,928 during the same quarter last year.

2017 Second Quarter Home Sales
The average home that sold last quarter in Ocean Shores was 1,457 square feet and took 91 days to sell. Only five of the 113 homes that sold were bank-owned. Average sales price of a bank-owned home was just over $120,710 compared to $201,838 on average. There are only 139 Homes on the market compared to 174 last year now. Only two of those are bank-owned. Average list price of a home for sale in Ocean Shores right now is $259,418 compared to $240,776 last quarter or an increase of just over 7% ~ Average of 110 Days on Market. One has been on the market for 2,899 days now (not a John L. Scott listing). There were 60 Homes pending on July 1st for an average list price of $218,005 compared to an average list price of $210,684 at the end of last quarter. Third quarter home sales should be just as excellent as this past quarter if not better.

Condo sales are solid. Average sales prices are going up…

 

 

2017 Second Quarter Condo Sales
The average condo that sold last quarter in Ocean Shores was 848 square feet and took 134 days to sell. None of those condos were bank-owned. There are only 44 Condos on the market right now compared to 43 last year now. Eighteen of those are condotels. No condos on the market today are bank-owned. Average list price of a Condo for sale in Ocean Shores right now is $151,694 ~ Average of 192 Days on Market. One has been on the market for 1,161 days now (not my listing). There were 8 Condos pending on July 1st for an average list price of $203,719. Average Condo prices are going to jump big time next quarter.

Lot sales are way up! Prices are up as well. Inventory is still high.

104 lots sold during 2nd quarter. Twenty-two of those sold for $10,000 or less. There are 472 (463 last quarter) lots on the market right now for an average list price of $30,166. Twenty-five of those lots are listed for $10,000 or less compared to 29 lots at the end of last quarter. There are 35 lots currently pending for an average list price of $21,266 compared to 25 lots pending at the end of last quarter. It took 237 days to sell a vacant lot last quarter. One lot took 3,813 days to sell…

Third Quarter real estate sales are still on the rise! Last quarter saw 99 homes sell which is the most homes ever sold during a 3rd quarter in Ocean Shores! Houses are selling faster than ever. Inventory is declining and prices are going up. If you’re looking to buy, you should probably hurry up.

Ocean Shores Residential Sales
Ninety-Nine Homes sold during 2nd quarter for an average price of $176,603 compared to 91 sales and an average price of $178,928 during the 2nd quarter. There are 165 homes on the market right now. There were 175 at the end of the 2nd quarter. Last year at this time, there were 173 homes on the market and two years ago there were 237 homes on the market at this time. Residential inventory is coming down which should spur an increase average sales prices for 4th quarter.

The average home that sold last quarter in Ocean Shores was 1,298 square feet and took 104 days to sell compared 99 days last quarter. Six of the 99 homes that sold were bank-owned – down from 12 bank-owned home sales in 2nd quarter. Average sales price of a bank-owned home was just over $70,000. There are only 165 Homes on the market right now and 10 of those are bank-owned. Average list price of a home for sale in Ocean Shores right now is $240,464 ~ Average of 133 Days on Market. One has been on the market for 2,716 days now (not my listing). There were 56 Homes pending on October 1st for an average list price of $216,761 compared to 65 Homes that were pending on July 1st for an average list price of $196,150. On the year-to-date front, 243 homes had sold last year during the first three quarters for an average price of $164,910. This year during the same time period, 246 homes have sold for an average price of $177,285.

Condo sales are still doing well as 14 condos sold during 3rd quarter compared to 19 last quarter. There are still a lot of condotels on the market.

2016 Third Quarter Condo Sales
Fourteen condos sold during third quarter compared to 19 during 2nd quarter. Average sales price was $127,446 and they took 145 days to sell on average. There are 50 condos on the market (44 last quarter) for an average list price of $144,962 ($138,900 last quarter). There are 7 condos currently pending compared to 11 at the end of last quarter. Average list priceof those – $118,671.

Fifteen of those sold for $10,000 or less – same as last quarter. There are 575 (582 last quarter) lots on the market right now for an average list price of $31,070. Forty-five of those lots are listed for $10,000 or less compared to 42 lots at the end of last quarter. There are 22 (39 at the end of last quarter) lots currently pending for an average list price of $25,766. It took 228 days to sell a vacant lot compared to 272 days last quarter. One lot took 2,747 days to sell…

Third quarter residential home sales are up over 19% compared to third quarter 2014! During the same time period compared to last year, average sales prices also increased nearly 17%! Additionally, last year there were 237 homes on the market at this time, while there are only 173 on the market right now. That’s a inventory decrease of 27%. Year to date, 241 homes have already sold in Ocean Shores compared to 193 last year during the same time period. Lastly, it took 149 days to sell a home in 2nd quarter compared to only 139 days this past quarter. Third quarter, while not as great as 2nd quarter, but close, has still been very good for home sales at the beach. Let’s look back at 3rd quarter home sales over the past eleven years.

91 homes sold during 2nd quarter for an average price of $166,771 compared to 97 sales and an average price of $175,479 last quarter. If inventory continues to remain low or even goes lower, prices are going to rise. We’ve nearly sold as many homes through three quarters this years (241) as we sold in all of last year (247) and we still have 3 months of selling to go!

2015 Third Quarter Home Sales
The average home that sold last quarter in Ocean Shores was 1,438 square feet and took 139 days to sell compared to 1,489 square feet and 149 days last quarter. 11 of the 91 homes that sold were bank-owned or 11% compared to 10% last quarter. There are only 4 foreclosures or bank-owned homes left for sale in Ocean Shores or 2.3%. There are 173 homes on the market right now compared to 194 last quarter. Average list price of a home for sale in Ocean Shores right now: $221,713 compared to $214,418 last quarter ~ Average of 162 Days on Market. One house took 1592 days to sell. One has been on the market for 3,703 days now (that’s over 10 years!) and no, it’s still not my listing and it still hasn’t sold. There were 42 Homes pending on October 1st ~ Average list price: $201,677 compared to $195,441 at the end of last quarter. On average, sellers got 96.5% of their asking price for all closed sales in 3rd quarter compared to 98.27% in the 2nd quarter.

Ocean Shores Condo Sales
Condo sales are up and should remain up for the next quarter or so. The failed Villages Condos off of Marine View Drive are back on the market – this time called the “Outlook at Oyhut Bay.” These condos are starting to sell to cash buyers only. Condotel sales are still very slow in the downtown core…

2015 Third Quarter Condo Sales

11 condos sold last quarter. 11 more condos are currently pending for an average list price of $157,604. There are 45 condos on the market (45 last quarter too) for an average list price of $124,401 compared to $129,380 last quarter. 4 of the 11 condos sold are from the Outlook at Oyhut Bay that are finally back on the market.

Ocean Shores Vacant Lot Sales
Vacant land sales and prices are staying consistent with no major jump in prices or sales. Average sold prices went up a little over $600 and the number of sales dropped by just over 5%. Stability is a good thing for this market. There are 69 76 lots listed for $10,000 or less presently compared to 76 last quarter and 89 in the 1st quarter. As this number continues to go down, lot prices will start to rise… There are still a couple hundred or so City-owned foreclosure lots that are available for purchase. If you’d like a list, feel free to send me an email and I’ll send it to you.

74 lots sold during 3rd quarter compared to 78 last quarter. 24 of those lots sold for $10,000 or less compared to 23 last quarter…There are 499 (535 last quarter) lots on the market right now for an average list price of $36,410 ($37,354 last quarter). There are 21 lots currently pending compared to 26 at the end of last quarter. It took 259 days to sell a vacant lot compared to 224 days in the last quarter. One lot took 2,140 days to sell…

This has been the best 2nd quarter for residential home sales ever in Ocean Shores! During the same time period compared to last year, sales increased 36% and average sales prices increased nearly 21%! Additionally, last year there were 255 homes on the market at this time, while there are only 194 on the market right now. That’s a inventory decrease of 24%. Last year, there were 32 homes pending on July 1st. This year on the same date, there were 55 homes pending which is an increase of pending sales by 72%. Lastly, it took 285 days to sell a home in 2nd quarter last year compared to only 149 days this past quarter. That’s almost half the time! Just how big has 2nd quarter 2015 been for Ocean Shores home sales? BIG! REAL BIG. Let’s look back over the past eleven years.

Ninety-seven homes sold during 2nd quarter for an average price of $175,479 compared to 51 sales and an average price of $143,694 last quarter. If inventory continues to remain low or even goes lower, prices are going to continue to rise.

2015 Second Quarter Home Sales
The average home that sold last quarter in Ocean Shores was 1,489 square feet and took 149 days to sell compared to 1,476 square feet and 262 days in 1st quarter. Ten of the 97 homes that sold were bank-owned or 9.7% compared to 21% last quarter. Only five of the 194 homes on the market today are foreclosures or 2.5%. This drop is huge. The Foreclosure nightmare that has plagued Ocean Shores home sales is over. There are 194 homes on the market right now… There were 255 homes on the market last year at this time. Average list price of a home for sale in Ocean Shores right now: $214,418 compared to $213,097 last quarter ~ Average of 145 Days on Market. One house took 996 days to sell. One has been on the market for 3,618 days now (that’s 10 years!) and no, it’s still not my listing and it still hasn’t sold. There were 55 Homes pending on July 1st. ~ Average list price: $195,441 compared to only $180,709 at the end of last quarter. On average, sellers got 98.27% of their asking price for all closed sales in 2nd quarter 2015.

Ocean Shores Condo Sales
Condo sales are about average again this year, but prices tend to be down as only the real inexpensive condos are selling. Houses and lot sales are trending upward, but condo sales are likely going to remain flat. Hopefully with the nicer weather and summer being here, more of the nicer waterfront condos will start to sell.

2015 Second Quarter Condo Sales
Five condos sold last quarter. All were very affordable downtown condos except for one condo on the canal. The best news is that five condos are currently pending for an average list price of $131,380. Two condos were pending at the end of 1st quarter for an average list price of $75,000. There are 45 condos on the market (36 last quarter) for an average list price of $129,380 compared to $113,528 last quarter.

Ocean Shores Vacant Lot Sales
Vacant land sales increased nearly 28% from last quarter. Prices jumped nearly 51%! If you’d like a list of city-owned foreclosure lots, feel free to send me an email and I’ll send you the list. There are 76 lots listed for $10,000 or less presently compared to 89 last quarter. As this number continues to go down, lot prices will start to rise…

Seventy-eight lots sold during 2nd quarter. Twenty-three of those lots sold for $10,000 or less… There are 535 (528 last quarter) lots on the market right now for an average list price of $37,354 ($35,657 last quarter). There are 26 lots currently pending compared to 22 at the end of 1st quarter. It took 224 days to sell a vacant lot compared to 262 days in the 1st quarter. One lot took 2,140 days to sell…

Greetings from the beach…
Sales are still up at the beach. Residential home sales increased this past quarter as did vacant lot sales. Condo sales are down though and really slow. While the real estate market is slowly and steadily improving, we’ve still got a long way to go before I’ll call it good.

Ocean Shores Residential Sales
Ocean Shores residential real estate sales are still increasing even though inventory is on the rise. 63 homes sold last quarter compared to 52 in the first quarter. This has been the strongest quarter of residential sales that we’ve seen at the beach in a long time. Home prices dipped a bit from the previous quarter but that was due to quite a few low end sales dipping the average prices down. The average home sale was $145,274 compared to $156,384 in the first quarter. The most expensive home to sell so far this year was $368,950 which was a very nice, newer bay front home. 13 out of the 63 home sales were foreclosures this past quarter.
2014 Home Sales (2nd Quarter)
The average home that sold during 2nd quarter in Ocean Shores was 1,413 square feet and took 285 days to sell compared to 1,498 square feet and 241 days during the 1st quarter. There are only 255 homes on the market right now compared to 217 at the end of last quarter and 261 last year at this time. 13 of those are listed as “bank-owned.” Average list price: $206,365 ~ Average of 240 days on market. One has been for sale for 3,246 days now (coming up on ten years now for this same house that’s in this report every quarter…) – not my listing… There were 32 Homes pending on July 1st compared to 35 Homes pending on April 1st, 2014.

Ocean Shores Condo Sales
Four Condos sold during 1st quarter compared to five in the same quarter during 2013. Condo inventory and prices are way down. The most expensive condo on the market right now is $164,900. There are only a few Ocean View condos available.

2014 Condo Sales (2nd Quarter)
The average condo that sold last quarter in Ocean Shores was 434 square feet and took 154 days to sell. These were two tiny non-view, non-waterfront condos – both in downtown. There are 34 condos on the market (27 last quarter) for an average list price of $99,185. Two condos are currently pending – one is listed at $35,000 and the other is an ocean front at $279,000.

Ocean Shores Vacant Lot Sales
Vacant land sales increased a bit this past quarter compared to the first. The number of sales increased from 35 to 42 this quarter while the average price also increased from $22,732 to $25,127. Sixteen of the 42 lots sold were sold for $10,000 or less. There are 90 (61 last quarter) lots listed for $10,000 or less currently…
2014 Vacant Lot Sales (2nd Quarter)
There are 506 (440 last quarter) lots on the market right now for an average list price of $45,409. There are 15 (14 last quarter) lots currently pending. It took 227 days to sell a vacant lot compared to 367 last quarter.

Ocean Shores Residential Sales
Like I predicted back in July, residential home sales spiked from 2nd to 3rd quarter this year! Sixty-nine home closings took place – up from 40 in the second quarter. That’s a jump of almost 73% percent! This has been the most productive third quarter since 2008. Year to date (Jan 1 – Sept 30) comparisons show that residential sales are up over 22% this year and average sales prices are up over 12% so far. The market is definitely moving forward, but we are still nowhere near the high years of 2005 & 2006. Presently, our numbers are looking more like 2008.

 

10 of the 69 homes that sold this past quarter were foreclosures. Year to date, 17% of all home sales were foreclosures compared to nearly 31% last year for the same time period. As of 10/1/2013, only 13 homes or 5.4% of the residential inventory are listed as bank-owned or foreclosures.

3rd Quarter 2013 Home Sales

The average home that sold last quarter in Ocean Shores was 1,368 square feet and took 227 days to sell. There are 239 Homes on the market (261 last quarter) ~ Average list price: $208,992 ~ Average of 263 Days on Market. One has now been on the market for 2,979 (the same houses as forever ago & this seller has just finally reduced his price from $499,000 to $475,000…). There are currently 43 Homes pending (as of 10/1/2013) compared to 52 at the end of last quarter…

Average time on the market was 352 days. There are 32 condos on the market right now for an average list price of $103,553. Average time on market is 370 days. There are 2 condos pending right now – down from 7 at the end of last quarter.

Ocean Shores Vacant Lot Sales
Lot sales were flat from 2nd to 3rd quarter which isn’t exactly bad news as 53 lots were sold compared to only 29 back in first quarter. Nearly 40% of them sold for $10,000 or less. Average prices are up a little bit, but that’s because one sale spiked the averages. There are 56 (40 last quarter) lots still on the market for $10,000 or less including one for $3,900…
3rd Quarter 2013 Vacant Lot Sales/Stats

There are 475 (up from 440 at the end of last quarter) lots on the market. Average list price is $46,664 and average time on the market is 292 days (one has been on the market now for 3,406 days and this seller has not reduced his price since June of 2008….).  There are 25 lots pending – up from 20 at the end of last quarter.

Ocean Shores Residential Sales
Residential home sales jumped over 32% from 1st period 2013 compared to 1st quarter 2012. Average prices also jumped over 40% for that same time period. The market is turning. 2013 is going to be a lot better than 2012. 11 of the 37 homes sold during this period were bank-owned. That’s the bad news. Hopefully that number will fade away as foreclosures work on going away.

The average home that sold last quarter in Ocean Shores was 1,647 square feet and took 307 days to sell. There are 259 Homes on the market ~ Average list price: $195,142… ~ Average of 276 Days on Market. One has now been on the market for 2,817 (again not my listing & this seller has not reduced his price since September 2009…). There are 30 Homes pending…

Five Condos sold during the 1st quarter of 2013. The average prices slipped a bit from fourth quarter of 2012, but if you compare this quarter to first quarter of 2012, sales more than doubled and the prices nearly quadrupled from an average price of $27,750 up to $104,580. Average time on the market was 357 days. There are 34 condos on the market right now for an average list price of $113,360. Average time on market is 409 days. There are four condos pending right now.

Lot sale are still plugging along, but they’re not making good headway like homes are. I’ll be shocked if there are any vacant lots for sale for under $10,000 by the end of summer though. The bottom is starting to come up here…

There are 413 lots on the market. Average list price is $45,209 and average time on the market is 323 days (one has been on the market now for 3,224 days and this seller has not reduced his price since June of 2008….).  There are 17 lots pending right now.

A chance to show our patriotic spirit. The parade features more than 75 entries and a Grand Marshall. End the day with dancing and raffle drawings. One of the only Flag Day parades in Western Washington.

Sand & Sawdust Festival
June 21-23
Five Star Dealerships Sand and Sawdust Festival welcomes you to the beach! Master, Intermediate, & Novice Sand-Sculpting teams compete for over $5,000.00 in cash prizes. At the Convention Center master woodcarvers from all over the world compete in this amazing annual competition. There are vendors, food sales & the live auctions are held daily on carvings! Families & children are invited to enter the sand-sculpting competition or learn sand-sculpting skills.
