Greetings from the beach…
This has been the best (most home sales and highest average home prices) quarter for residential home sales in the history of real estate sales in Ocean Shores. Third quarter real estate sales are still up! Home sales increased from 113 sales during 2nd quarter to 114 during third quarter. Average home prices are at their highest quarterly level in the history of Ocean Shores homes sales. Home sales peaked at $205,838 during 1st quarter 2006. The average home that sold last quarter was $217,825 compared to $201,838 during the second quarter of this year. Houses are selling at the beach and prices are at an all time high! Home inventory has increased slightly as a lot of our home sellers are taking advantage of higher prices and sales at this time. If you’re looking to buy, now is the time.

Ocean Shores Residential Sales
114 homes sold during 3rd quarter 2017 for an average price of $217,825 compared to 113 sales and an average price of $201,838 last quarter.
2017 Third Quarter Home Sales
The average home that sold last quarter in Ocean Shores was 1,458 square feet and took 73 days to sell. Only five of the 114 homes that sold were bank-owned. There are only 142 Homes on the market compared to 139 at the end of last quarter. Only three of those are bank-owned. Average list price of a home for sale in Ocean Shores right now is $245,002 compared to $259,418 last quarter ~ Average of 116 Days on Market. One has been on the market for 3.082 days now (not a John L. Scott listing). There were 76 Homes pending on October 1st compared to 60 homes pending at the end of 2nd quarter showing signs that 4th quarter is going to be just as solid as the previous two quarters if not a little bettetr. The average list price of pending home right now is $261,617 compared to an average list price of $218,005 at the end of last quarter. 2017 will end as the best year for residential sales and the highest average home prices in the history of Ocean Shores.

The average condo that sold last quarter in Ocean Shores was 836 square feet and took 94 days to sell. None of those condos were bank-owned. There are only 42 Condos on the market right now compared to 44 last quarter. Sixteen of those are condotels. No condos on the market today are bank-owned. Average list price of a Condo for sale in Ocean Shores right now is $162,557 ~ Average of 212 Days on Market. One has been on the market for 1,250 days now (not my listing). There were 8 Condos pending on October 1st for an average list price of $136,338.

112 lots sold during 3rd quarter. Twenty two of those sold for $10,000 or less. There are 435 (472 last quarter) lots on the market right now for an average list price of $31,738. Fifteen of those lots are listed for $10,000 or less compared to 25 lots at the end of last quarter. There are 24 lots currently pending for an average list price of $33,125 compared to 35 lots pending at the end of last quarter. It took 201 days to sell a vacant lot last quarter. One lot took 3,663 days to sell…

This has been the best (most sales) quarter for residential home sales in the history of real estate sales in Ocean Shores. Second quarter real estate sales are way up! Home sales increased 88% from 1st quarter to 2nd quarter. Average home prices are up over 7% for the same time frame. Houses are selling faster than ever. Home inventory is down over 20% from the same quarter last year and prices are still going up. Lot sales are way up too. If you’re looking to buy, it’s time to get off that fence.


Ocean Shores Residential Sales
113 homes sold during 2nd quarter 2017 for an average price of $201,838 compared to 91 sales and an average price of $178,928 during the same quarter last year.

2017 Second Quarter Home Sales
The average home that sold last quarter in Ocean Shores was 1,457 square feet and took 91 days to sell. Only five of the 113 homes that sold were bank-owned. Average sales price of a bank-owned home was just over $120,710 compared to $201,838 on average. There are only 139 Homes on the market compared to 174 last year now. Only two of those are bank-owned. Average list price of a home for sale in Ocean Shores right now is $259,418 compared to $240,776 last quarter or an increase of just over 7% ~ Average of 110 Days on Market. One has been on the market for 2,899 days now (not a John L. Scott listing). There were 60 Homes pending on July 1st for an average list price of $218,005 compared to an average list price of $210,684 at the end of last quarter. Third quarter home sales should be just as excellent as this past quarter if not better.

Eighteen of those are condotels. No condos on the market today are bank-owned. Average list price of a Condo for sale in Ocean Shores right now is $151,694 ~ Average of 192 Days on Market. One has been on the market for 1,161 days now (not my listing). There were 8 Condos pending on July 1st for an average list price of $203,719. Average Condo prices are going to jump big time next quarter.

Third Quarter real estate sales are still on the rise! Last quarter saw 99 homes sell which is the most homes ever sold during a 3rd quarter in Ocean Shores! Houses are selling faster than ever. Inventory is declining and prices are going up. If you’re looking to buy, you should probably hurry up.

Ocean Shores Residential Sales
Ninety-Nine Homes sold during 2nd quarter for an average price of $176,603 compared to 91 sales and an average price of $178,928 during the 2nd quarter. There are 165 homes on the market right now. There were 175 at the end of the 2nd quarter. Last year at this time, there were 173 homes on the market and two years ago there were 237 homes on the market at this time. Residential inventory is coming down which should spur an increase average sales prices for 4th quarter.

The average home that sold last quarter in Ocean Shores was 1,298 square feet and took 104 days to sell compared 99 days last quarter. Six of the 99 homes that sold were bank-owned – down from 12 bank-owned home sales in 2nd quarter. Average sales price of a bank-owned home was just over $70,000. There are only 165 Homes on the market right now and 10 of those are bank-owned. Average list price of a home for sale in Ocean Shores right now is $240,464 ~ Average of 133 Days on Market. One has been on the market for 2,716 days now (not my listing). There were 56 Homes pending on October 1st for an average list price of $216,761 compared to 65 Homes that were pending on July 1st for an average list price of $196,150. On the year-to-date front, 243 homes had sold last year during the first three quarters for an average price of $164,910. This year during the same time period, 246 homes have sold for an average price of $177,285.

Condo sales are still doing well as 14 condos sold during 3rd quarter compared to 19 last quarter. There are still a lot of condotels on the market.

2016 Third Quarter Condo Sales
Fourteen condos sold during third quarter compared to 19 during 2nd quarter. Average sales price was $127,446 and they took 145 days to sell on average. There are 50 condos on the market (44 last quarter) for an average list price of $144,962 ($138,900 last quarter). There are 7 condos currently pending compared to 11 at the end of last quarter. Average list priceof those – $118,671.

Forty-five of those lots are listed for $10,000 or less compared to 42 lots at the end of last quarter. There are 22 (39 at the end of last quarter) lots currently pending for an average list price of $25,766. It took 228 days to sell a vacant lot compared to 272 days last quarter. One lot took 2,747 days to sell…

Ocean Shores Real Estate ~ 2015 Year in Review‏

2015 has been the second greatest year for real estate sales in the history of Ocean Shores. Double-digit growth for sales activity and double-digit average sales prices increases for homes, condos and vacant lots. This has been the best year for sales activity and price gains since the biggest boom year of 2005. Home, condo and land sales all went up. Home inventory is way down. Ocean Shores home prices for 2016 should see double digit growth again.

Ocean Shores Residential Sales
Ocean Shores home sales increased over 25% in 2015 up 1% from a 24% increase last year. That’s an increase of 49% in the past two years! 310 homes sold last year up from 247 in 2014. We haven’t seen this many residential sales since 2005 when 318 homes had sold. Home prices jumped 13.7% compared to 2014’s increase of 3.1%. The most expensive home to sell in 2015 was an ocean front that fetched $620,000. Just over 11% of our home sales were foreclosures in 2015. That number was 18% in 2013/2014 and 26% in 2012. The great news for now though is that only 2 (or 1.5%) homes on the market today are bank-owned compared to 9.2% last year at this time.

2015 Home Sales
The average home that sold last year in Ocean Shores was 1,496 square feet and took 148 days to sell compared to 1,438 square feet and 229 days in 2014. 63 homes sold in 30 days or less compared to 40 in 2014. One house took 1,592 days to sell… There are only 127 homes on the market right now compared to 184 homes last year at this time. This is an inventory decrease of 31%! ~ Average list price: $214,989 (it was $206,775 last year at this time) ~ Average of 241 Days on Market compared to 286 days last year. One has been on the market for 3,767 days now (that’s almost 10 years!) and no, it’s not my listing. Matter of fact, that house did go pending a month ago, but then kicked out…I don’t know why. There were 28 Homes pending on January 1st compared to 23 last year at this time… ~ Average list price of those: $168,500 compared to $150,483 in 2014.

OS Annual Home Sales
* 310 Homes sold in 2015 for an average sales price of $173,143 (cheapest was $24,400 – most expensive was $620,000).
* 247 Homes sold in 2014 for an average sales price of $152,257 (cheapest was $17,000– most expensive was $565,000).
* 199 Homes sold in 2013 for an average sales price of $147,568 (cheapest was $25,000 – most expensive was $385,000).
* 169 Homes sold in 2012 for an average sales price of $138,995 (cheapest was $12,000 – most expensive was $580,000).
* 169 Homes sold in 2011 for an average sales price of $143,192 (cheapest was $32,905 – most expensive was $405,000).

* 67 Homes Sold during 4th Quarter 2015 ~ Average Sales Price: $203,003 ~ Average of 148 Days on Market. Price Range: $24,400 – $620,000.

* 97 Homes Sold during 2nd Quarter 2015 ~ Average Sales Price: $175,479 ~ Average of 149 Days on Market. Price Range: $30,000 – $464,000.

About OSOcean Shores Condo Sales
2015 was a great year for condo sales in Ocean Shores. 33 Condos sold compared to 17 last year – an increase of almost 100%! Average sales price jumped as well from $84,876 to 128,013 or a 50% increase. The reason for the big jump in condo sales is because of the Oyhut Bay renovations that have taken place at the foreclosed on Villages project. Condo inventory is way up compared to last year. There are only a few Ocean View/Ocean Front condos available. Most of the available condos on the market right now are “condotels” – such as the Canterbury, Grey Gull, Polynesian, etc. Three condotels sold last year compared to none the year before. Hopefully, more of them will sell in 2016. Prices are very good for them historically speaking.

2015 Condo Sales
The average condo that sold last year in Ocean Shores was 1,034 square feet and took 162 days to sell compared to 886 square feet and 246 days in 2014. When it's time to sell or buyOcean Shores Vacant Lot Sales
2015 was an excellent year for lot sales in Ocean Shores. Vacant land sales increased over 40% this past year at the beach. In fact, there haven’t been this many lot sales in Ocean Shores since 2007. Average price increased just over 17%. Like last year, a lot of sellers dropped their prices to unload these lots to really low prices which did motivate numerous buyers to take advantage of the cheap pricing. Eighty-four (77 last year) of the 268 lots sold last year for $10,000 or less… There are still a lot foreclosed lots available in Ocean Shores. If you would like a copy of the lot foreclosure list, feel free to respond to this and I’ll email it to you. Inventory is up 13.1% over last year’s increase of 22.6%. This number will decrease this year. There are 51 (89 last year) lots listed for $10,000 or less presently… As this number continues to go down, prices are going to start going up…

2015 Vacant Lot Sales
There are 612 (541 last year) lots on the market right now for an average list price of $30,946 ($39,202 last year). 225 of those are foreclosure lots owned by the City. There are 8 (12 last year at this time) lots currently pending for an average list price of $25,381. It took 354 days to sell a vacant lot in 2015 compared to 283 days the year before. One lot took 2,140 days to sell…

2015 Multifamily Sales
Three Multifamily buildings sold in Ocean Shores last year compared to four in 2014. Three of the apartments that sold were foreclosures. Average sales price was $260,000 up from $203,125 in 2014. Average square footage was 6,245.

Residential sales activity and average sales prices on Washington’s coast were up quite a bit in all areas except the Seabrook, Pacific Beach, Moclips & Copalis Beach areas. Greetings from the beach…
This has been the best 2nd quarter for residential home sales ever in Ocean Shores! During the same time period compared to last year, sales increased 36% and average sales prices increased nearly 21%! Additionally, last year there were 255 homes on the market at this time, while there are only 194 on the market right now. That’s a inventory decrease of 24%. Last year, there were 32 homes pending on July 1st. This year on the same date, there were 55 homes pending which is an increase of pending sales by 72%. Lastly, it took 285 days to sell a home in 2nd quarter last year compared to only 149 days this past quarter. That’s almost half the time! Just how big has 2nd quarter 2015 been for Ocean Shores home sales? BIG! REAL BIG. Let’s look back over the past eleven years.

Ocean Shores Residential Sales
Ninety-seven homes sold during 2nd quarter for an average price of $175,479 compared to 51 sales and an average price of $143,694 last quarter. If inventory continues to remain low or even goes lower, prices are going to continue to rise.

2015 Second Quarter Home Sales
The average home that sold last quarter in Ocean Shores was 1,489 square feet and took 149 days to sell compared to 1,476 square feet and 262 days in 1st quarter. Ten of the 97 homes that sold were bank-owned or 9.7% compared to 21% last quarter. Only five of the 194 homes on the market today are foreclosures or 2.5%. This drop is huge. The Foreclosure nightmare that has plagued Ocean Shores home sales is over. There are 194 homes on the market right now… There were 255 homes on the market last year at this time. Average list price of a home for sale in Ocean Shores right now: $214,418 compared to $213,097 last quarter ~ Average of 145 Days on Market. One house took 996 days to sell. One has been on the market for 3,618 days now (that’s 10 years!) and no, it’s still not my listing and it still hasn’t sold. There were 55 Homes pending on July 1st. ~ Average list price: $195,441 compared to only $180,709 at the end of last quarter. On average, sellers got 98.27% of their asking price for all closed sales in 2nd quarter 2015.

Ocean Shores Condo Sales
Condo sales are about average again this year, but prices tend to be down as only the real inexpensive condos are selling. Houses and lot sales are trending upward, but condo sales are likely going to remain flat. Hopefully with the nicer weather and summer being here, more of the nicer waterfront condos will start to sell.

2015 Second Quarter Condo Sales
Five condos sold last quarter. All were very affordable downtown condos except for one condo on the canal. The best news is that five condos are currently pending for an average list price of $131,380. Two condos were pending at the end of 1st quarter for an average list price of $75,000. There are 45 condos on the market (36 last quarter) for an average list price of $129,380 compared to $113,528 last quarter.

Ocean Shores Real Estate ~ 2014 Year in Review‏

Another year has passed at the beach and the real estate market continues to make great strides. 2014 is the second year in a row since 2005 in Ocean Shores where home prices and home sales both increased. Vacant lot sales and prices (barely) were up as well. Condo sales slipped a little while both multifamily and commercial sales were up. Overall, it was another good, solid year for the Ocean Shores Real Estate Market.

Ocean Shores Residential Sales
Ocean Shores residential sales increased over 24% in 2014 compared to sales back in 2013. 247 homes sold last year up from 199 in 2013. We haven’t seen this many residential sales since 2006 when 256 homes sold. Home prices increased a little over 3.1% this past year as the average home price was $152,257. The most expensive home to sell in 2014 was an ocean front that fetched $565,000. Just over 18% of our home sales were foreclosures in 2014. That number was the same in 2013. The good news for now though is that only 17 out of the 184 homes on the market today are foreclosures or 9.2%. This number has to dramatically come down for home values to start showing significant gains out here on the beach.
2014 Home Sales
The average home that sold last year in Ocean Shores was 1,438 square feet and took 229 days to sell compared to 1,475 square feet and 242 days in 2013. 40 homes sold in 30 days or less. One house took 1,936 days to sell… There are only 184 homes on the market right now and 11 of those are presales meaning that they don’t actually exist… yet ~ Average list price: $206,775 (it was $195,900 last year at this time) ~ Average of 286 Days on Market. One has been on the market for 3,436 days now (that’s almost 10 years!) and no, it’s not my listing. That seller, however, has reduced his price (but probably not enough…) There were 23 Homes pending on January 1st… ~ Average list price of those: $150,483.

* 247 Homes sold in 2014 for an average sales price of $152,257 (cheapest was $17,000– most expensive was $565,000).
* 199 Homes sold in 2013 for an average sales price of $147,568 (cheapest was $25,000 – most expensive was $385,000).

Ocean Shores Condo Sales
2014 was an okay year for condo sales in Ocean Shores. 17 Condos sold – down from 19 in 2013. Condo inventory is the same as last year as well while list prices are up. All of the really lower-priced condos and foreclosures have pretty much sold. The most expensive condo on the market right now is $269,000 and it’s a gorgeous renovated ocean front next to the North Jetty. There are only a few Ocean View/Ocean Front condos available. Most of the available condos on the market right now are “condotels” – such as the Canterbury, Grey Gull, Polynesian, etc. No condotels sold last year. Hopefully, some of them will sell in 2015. Prices are very good for them historically speaking.

2014 Condo Sales
The average condo that sold last year in Ocean Shores was 886 square feet and took 246 days to sell compared to 972 square feet and 310 days in 2012. Four out of the 17 sold were foreclosures. There are only 29 condos on the market (same as last year) for an average list price of $114,882 (compared to $92,755 last year). One condo is pending currently and it’s listed for $49,500.

* 17 Condos sold in 2014 for an average sales price of $84,876 (cheapest was $15,000 – most expensive was $180,000).
* 19 Condos sold in 2013 for an average sales price of $123,197 (cheapest was $27,900 – most expensive was $287,000).
* 17 Condos sold in 2012 for an average sales price of $107,191 (cheapest was $25,000 – most expensive was $215,000).
* 17 Condos sold in 2011 for an average sales price of $141,906 (cheapest was $5,000 (time share) – most expensive was $224,900).

* 7 Condo Sold during 4th Quarter 2014 ~ Average Sales Price: $67,071 ~ 259 Days on Market. Price Range: $15,000 – $127,000.
* 4 Condos Sold during 3rd Quarter 2014 ~ Average Sales Price: $127,225 ~ Average of 353 Days on Market. Price Range: $85,000 – $172,500.
* 2 Condos Sold during 2nd Quarter 2014 ~ Average Sales Price: $35,000 ~ Average of 154 Days on Market. Price Range: $20,000 – $50,000.
* 4 Condos Sold during 1st Quarter 2014 ~ Average Sales Price: $98,625 ~ Average of 161 Days on Market. Price Range: $28,000 – $180,000.

Vacant land sales increased 8.5% this past year at the beach. In fact, there haven’t been this many lot sales in Ocean Shores since 2007. The continuing challenge of getting buyers to assume the Street LID or getting sellers to pay off the LID, however, is still challenging but improving. Like last year, a lot of sellers dropped their prices to unload these lots to really low prices which did motivate numerous buyers to take advantage of the cheap pricing. Seventy-seven (78 last year) of the 191 lots sold this year for $10,000 or less… Nearly 100 city-owned foreclosure lots came on the market this year and eventually another hundred or so will go online in 2015 or so. If you would like a copy of the lot foreclosure list, feel free to respond to this and I’ll email it to you. Inventory is up 22.6% and until this number goes down, prices will likely remain flat. There are 89 (64 last year) lots listed for $10,000 or less presently…
2014 Vacant Lot Sales
There are 541 (441 last year) lots on the market right now for an average list price of $39,202 ($44,946 last year). There are 12 (16 last year at this time) lots currently pending for an average list price of $16,550. It took 283 days to sell a vacant lot in 2014 compared to 313 days in the year before. One lot took 2,598 days to sell…

Washington Coastal Community Comparisons
Residential sales on Washington’s coast were up quite a bit in all areas except that no homes sold in Moclips, while Seabrook and Copalis Beach were both up a little bit. All in all, the four main areas on the Washington Coast were all up sales transaction and sales volume. Below is a comparison of the four major coastal areas in Washington State:

* 248 Homes sold in 2014 for an average sales price of $152,220. Total volume was $37,750,490 up nearly 24% from $30,510,942 in 2013.

* 21 Homes sold in 2012 for an average sales price of $190,983. Total volume was $4,010,653.

Ocean Shores Residential Sales
Residential home sales jumped a little bit from 1st to 2nd quarter this year. Average prices are creeping up too. The best news is that the number of pending sales jumped from 30 at the end of 1st quarter to 52 at the end of the 2nd quarter. 3rd quarter this year is going to be huge! The market is definitely moving forward.  Only 8 of the 40 homes sold in 2nd quarter were bank-owned (compared to 11 out of 37 last quarter). Foreclosures are going away and regular sales/average prices are going up.

2nd Quarter 2013 Home Sales
The average home that sold last quarter in Ocean Shores was 1,518 square feet and took 242 days to sell. There are 261 Homes on the market (259 1st quarter) ~ Average list price: $202,975 ~ Average of 261 Days on Market. One has now been on the market for 2,888 (the same houses as forever ago & this seller has not reduced his price since September 2009…). There are currently 52 Homes pending compared to 30 last quarter…

Only four Condos (down one from last quarter) sold during the 1st quarter of 2013. Average time on the market was 259 days. There are 40 condos on the market right now for an average list price of $106,916. Average time on market is 390 days. There are 7 condos pending right now – up from 4 pending at the end of 1st quarter.

Lot sales nearly doubled from 1st to 2nd quarter this year! 24 of them sold for $10,000 or less. The cheaper ones, however, are starting to sell quickly. There are 40 lots still on the market for $10,000 or less right now including one for $5,000…
2nd Quarter 2013 Vacant Lot Sales/Stats

There are 440 (up from 413 at the end of 1st quarter) lots on the market. Average list price is $46,340 and average time on the market is 307 days (one has been on the market now for 3,315 days and this seller has not reduced his price since June of 2008….).  There are 20 lots pending right now up from 17 at the end of 1st quarter.
