Ocean Shores Residential Sales
Residential home sales jumped a little bit from 1st to 2nd quarter this year. Average prices are creeping up too. The best news is that the number of pending sales jumped from 30 at the end of 1st quarter to 52 at the end of the 2nd quarter. 3rd quarter this year is going to be huge! The market is definitely moving forward.  Only 8 of the 40 homes sold in 2nd quarter were bank-owned (compared to 11 out of 37 last quarter). Foreclosures are going away and regular sales/average prices are going up.

2nd Quarter 2013 Home Sales
The average home that sold last quarter in Ocean Shores was 1,518 square feet and took 242 days to sell. There are 261 Homes on the market (259 1st quarter) ~ Average list price: $202,975 ~ Average of 261 Days on Market. One has now been on the market for 2,888 (the same houses as forever ago & this seller has not reduced his price since September 2009…). There are currently 52 Homes pending compared to 30 last quarter…

Condo sales are improving a little bit…
2nd Quarter 2013 Condo Sales
Only four Condos (down one from last quarter) sold during the 1st quarter of 2013. Average time on the market was 259 days. There are 40 condos on the market right now for an average list price of $106,916. Average time on market is 390 days. There are 7 condos pending right now – up from 4 pending at the end of 1st quarter.

Ocean Shores Vacant Lot Sales
Lot sales nearly doubled from 1st to 2nd quarter this year! 24 of them sold for $10,000 or less. The cheaper ones, however, are starting to sell quickly. There are 40 lots still on the market for $10,000 or less right now including one for $5,000…
2nd Quarter 2013 Vacant Lot Sales/Stats

There are 440 (up from 413 at the end of 1st quarter) lots on the market. Average list price is $46,340 and average time on the market is 307 days (one has been on the market now for 3,315 days and this seller has not reduced his price since June of 2008….).  There are 20 lots pending right now up from 17 at the end of 1st quarter.

Greetings from the beach…

Sales are still pushing forward. Prices are creeping up. Foreclosures are fading away. We’re seeing slow & steady growth. Things aren’t so bad in the Ocean Shores real estate market…


Ocean Shores Residential Sales
Residential home sales dipped a little bit as only 43 homes during the 3rd quarter compared to 50 in the second. Average sales prices for the same time frame jumped over 13%. This is the highest average sales price we’ve seen since 3rd quarter last year. Every quarter this year has shown price gains and right now, it’s appearing that 4thquarter will show a increase in average sales price as well.

Fifteen of the 43 homes (about a third) that sold during the 3rd quarter were foreclosures. This number was nearly identical for 2nd quarter. Almost half of all homes sold in the 1st quarter were foreclosures or bank-owned so the number is getting smaller. The average price of a foreclosure sold this quarter was $106,537, while the average price of a non-distressed home was $163,461.

There are 41 homes currently pending for an average list price of $152,566 (up from $128,452 last quarter). The best news in this report is that only two of them are listed as foreclosures. We’ll see how it shakes out next month.

There are currently 257 (down from 263 last quarter) homes on the market. Only 14 or 6% (down from 30 or 11.4% last quarter) of these are distressed properties (government or bank-owned foreclosures).  If you’re thinking of buying a beach house and are waiting for better prices, you better think again. Prices have been going up all year long. Foreclosures are going away. Rates are cheaper than ever. Now is the time to buy.

The average home that sold last quarter in Ocean Shores was 1,378 square feet and took 193 days to sell. There are 257 Homes on the market (263 at the end of last quarter) ~ Average list price: $198,867 (down from $210,917 last quarter)… ~ Average of 303 Days on Market. One has now been on the market for 2,610 (again not my listing & this seller hasn’t reduced his price since September 2009…). There are 41 Homes pending (up from 25 at the end of last quarter)… ~ Average list price of those: $152,566 (up from $128,452 last quarter). Next quarter should be good…

3rd Quarter 2012 Condo Sales
Three Condos sold during the 3rd quarter of 2012 totaling 7 condo sales this year so far. The only good news here is that the average price jumped from $26,750 from 1st quarter to $72,500 for the 2nd quarter to $146,667 for the 3rd. Average time on the market was 269 days. There are 47 condos on the market right now (down from 51 last quarter) for an average list price of $127,409. Average time on market is 345 days. There is only one condo pending right now, but it’s a nice one (Waterworks) listed for $349,900.}

Ocean Shores Vacant Lot Sales
Lot sale are going better now than they have in over a year. Final sales prices are definitely down, but activity is way up. This trend will likely continue until all of the cheap lots are gone. When that happens, sales will slow, but prices will start going up again. Buyers looking to score a cheap lot are going to need to do it within the next six months. I’ll be surprised if there are any cheap lots on the market next summer priced under $10,000…
3rd Quarter 2012 Vacant Lot Sales/Stats

There are 457 lots on the market compared to 461 last quarter. Average list price is $45,609 (down from $47,841 last quarter) and average time on the market is 286 days (one has been on the market now for 3,037 days and this seller hasn’t reduced his price since June of 2008….).  There are 11 lots pending right now (compared to 16 at the end of last quarter and 26 at the end of the first quarter).

Greetings from the beach…

Real Estate on the beach is finally picking up speed. Homes and lots are selling much better than they were last year at time. 


Ocean Shores Residential Sales
Residential home sales spiked over 78% from 1st quarter to the last as 50 homes sold during the past three months. Average sales prices for the same time frame jumped over 20%. Sellers received 96.59% of asking price. After two quarters last year, only 67 homes had sold versus this year where we’ve had 78 sales (an increase of over 16%). Some good news finally…

Eighteen of the 50 homes (36%) that sold during the 2nd quarter were either foreclosures or short sales. This is a reduction in that percentage as nearly 47% of all houses sold during the first quarter were foreclosures. The average price of a foreclosure sold this quarter was $95,829, while the average price of a non-distressed home was $149,731.

There are 25 homes currently pending for an average list price of $128,452. Seven or 28% of them are foreclosures.

There are currently 263 (up from 228 last quarter) homes on the market. Only 30 or 11.4% of these are distressed properties (short sales or foreclosures).  We are seeing that the number of foreclosures and distressed sales are finally (and hopefully!) starting to phase out.  If you think that are a lot of homes on the market, you might be surprised to find out that there’s actually 31 less homes (a 11% decline in inventory from 294 last year on July 1st, 2011) on the market today that there were last year at this time.

The average home that sold last quarter in Ocean Shores was 1,478 square feet and took 232 days to sell. There are 263 Homes on the market (there were 228 last quarter) ~ Average list price: $210,917 (up from $203,283 last quarter)… ~ Average of 275 Days on Market. One has been on the market for 2,516 (not my listing & maybe a price reduction is in order…) in case you’re frustrated if you’re trying to sell one… There are 25 Homes pending… ~ Average list price of those: $128,452.

Ocean Shores Condo Sales
Condo sales are holding steady at hardly selling at all…
2nd Quarter 2012 Condo Sales
Two Condos sold during the first quarter of 2012 and two more sold this most recent quarter totaling 4 condo sales this year so far. The only good news here is that the average price jumped from $26,750 from 1st quarter to $72,500 for the 2nd quarter. Average time on the market was 1141 days (not a typo) compared to 282 for the 1st quarter. There are 51 condos on the market right now compared to 39 last quarter for an average list price of $130,197 (last quarter was $138,997). There were four condos pending at the beginning of the second quarter for an average list price of $77,200. Today there is only one pending condo (an Ocean View Estates foreclosure) for a list price of $184,900.

* 3 Condos Sold during 1st Quarter 2011 ~ Average Sales Price $108,000 ~ Average of 19 Days on Market. Price Range: $63,000 – $142,000.

   
Ocean Shores Vacant Lot Sales
Vacant lot sales jumped over 30% from the previous sales quarter which had an increase of nearly 25%, so lot sales are definitely up (mainly to sellers who dropped their prices…). Cheap lots are selling. Nice waterfront lots are hardly selling at all.

 

17 out of the 47 lots that sold last quarter went for $10,000 or less. Prices are starting to climb a little bit. Average sales price for 2nd quarter was $21,174 – a jump of over 3% from 1st quarter’s average price of $20,535. Lots are very cheap at the beach. There are still almost 50 lots on the market for $10,000 or less right now.

 


2nd Quarter 2012 Vacant Lot Sales/Stats
There are 461 lots on the market compared to 443 Lots at the end of the 1st quarter. Average list price is $47,841 and average time on the market is 504 days (one has been on the market now for 2,943 days….).  There are 16 lots currently pending compared to 26 Lots pending at the beginning of 2nd quarter. Also, like homes, there are less lots on the market today than there were a year ago (518 lots on the market on July 1st, 2011).
